Applicants must meet our qualification criteria, which include income, credit, and rental
history requirements. Each applicant over the age of 18 must complete an application and undergo a screening process. Please see question 7 for specific qualification details. -
Spectra offers a variety of thoughtfully designed floor plans to suit your lifestyle.

Your monthly rent includes access to all community amenities, such as the resident lounge with coffee bar, resort-style pool, fitness center, and more. Trash services are also included. Please see question 10 for details on additional fees.

Wi-Fi in common areas is included. Electric, water, and sewer are not included in the rent and are billed separately to residents. Please contact the leasing office for specific details on utility billing.

We offer 7 – 18-month lease terms. For information on other lease durations or renewal options, please speak with a member of our leasing team.

Applicants may qualify by meeting income and credit criteria, with or without a guarantor. A credit and background screening, as well as verification of rental history, are required for all applicants. Please contact the leasing office for the most current qualification standards.

Yes, renter’s insurance is required for all residents. You may provide proof of your own policy to meet this requirement.

Applications are completed online through our website. An application fee per applicant is required to cover the cost of credit and background screening. Application fee is $75 per applicant and a one-time administration fee of $200. Please contact the leasing office for the current application fee amount.

There is a monthly fee of $27 for valet trash pickup from the front door and a monthly fee of $9 for pest control.

Yes! Spectra is a smoke-free community that welcomes pets. We have a pet spa, dog park, and playground for your furry friends. Breed and weight restrictions may apply. A one- time non-refundable pet fee and monthly pet rent are required. Please contact the leasing office for complete details on our pet policy as there are restricted breeds.

Inside each home, features like granite countertops, stainless steel appliances, vinyl plank flooring, and private screened-in patios create a clean, functional living environment, with select homes offering walk-in closets, double vanities, and full-size washers and dryers. Beyond your front door, residents enjoy a resident lounge with coffee bar, resort-style pool, fitness center and yoga studio, along with social spaces like a grilling station, game deck, and fire pit. With added perks like a dog park, playground, secured entry, Wi-Fi in common areas, and optional parking garages, Spectra delivers a well-rounded living experience.

Maintenance requests can be submitted easily through the resident portal. Our on-site
maintenance team is available to assist with repair requests. -
A maintenance emergency is a situation that poses an urgent issue to the unit, such as a total loss of A/C, a fridge out of order, or a significant water leak etc. For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. For life-threatening emergencies, please contact 911 immediately.

Once your lease is signed and all move-in funds are paid, you will receive a move-in date. A member of our team will provide you with all necessary details, including how to access the resident portal. We will provide you with new keys or fob and any required parking passes.

Move-out notices must be submitted in writing as per the terms of your lease agreement. Please refer to your lease or contact the leasing office to confirm the required notice period and to receive information on the move-out process, including apartment turnover procedures.

Rent is due on the first of each month and is paid online through the secure resident portal. The portal also allows you to submit maintenance requests, view your account balance, and communicate with the management team.
